Holiday Rental Management FAQ for Noosa Owners
Straight answers to the questions owners ask us most. If yours isn't here, email hello@belmontnoosa.com or call 0411 190 366.
How does Belmont Noosa charge for management?
Belmont charges a single management fee, and only on stays that are completed. The cleaning fee is paid by guests, and there are no hidden extras or monthly sundries. Book a free rental appraisal and we'll walk you through the details for your property.
When are fees charged?
Commission and cleaning fees are only charged on completed stays.
Who pays for cleaning?
Guests do. Each booking carries a cleaning fee paid by the guest, covering the changeover clean, professional linen laundering, and amenities and consumables, including custom Belmont toiletries.
Who looks after the linen?
Linen is professionally laundered as part of every changeover, covered by the guest-paid cleaning fee.
Is my rental income held in a trust account?
Yes. Belmont Noosa Pty Ltd is a licensed Queensland real estate agent with individual and corporate licences, and owner rental income is held in a trust account.
How often am I paid?
Owner statements and payouts are issued twice a month, on the 1st and the 15th.
Can I stay in my own property?
Yes. You can block dates for your own stays at any time, provided they don't overlap a confirmed guest booking.
Is the property inspected before guests arrive?
Yes. Every stay is preceded by a pre-arrival inspection, and you receive an inspection report after each checkout.
Do you look after maintenance?
Belmont carries out monthly maintenance visits to catch small issues early, in addition to the inspections before and after each stay.
Will the same cleaners look after my property?
Yes. The same in-house cleaners look after your property at each turnover, so standards stay consistent.
Can any Noosa property be used for short-term letting?
Not necessarily. Short-term letting in Noosa Shire depends on the property's town planning rights and an approval under Council's short-stay local law. Belmont checks each property's Noosa Council short-stay approval and planning rights as part of every appraisal.
What does it cost to get started?
When Belmont takes over a property, the deep clean is free and new professional photography is arranged at Belmont's cost. The appraisal itself is free and without obligation.
How does switching from another manager work?
You review your current agreement's notice period, Belmont prepares the Form 6 appointment and a handover plan, then we inspect, deep clean, photograph and take over the listing and calendar. Existing future bookings are honoured.
I live interstate. Can Belmont manage my Noosa home?
Yes. Many owners live in Sydney, Melbourne or Brisbane. Our local Noosa team inspects before every stay, reports after each checkout and visits monthly for maintenance, and payouts arrive from trust on the 1st and 15th.
Which areas does Belmont serve?
Belmont manages properties across Noosa Heads, Noosa Sound, Little Cove, Noosaville, Sunshine Beach, Sunrise Beach, Peregian Beach and Coolum Beach.
