Free Holiday Rental Appraisal in Noosa
Before you commit to anything, it helps to know what your property could earn, what it would need to present beautifully, and whether it can lawfully be let for short stays. A Belmont appraisal answers those questions, at no cost and with no obligation.
What the appraisal covers
We meet you at the property — or by video if you live elsewhere — and look at it the way a discerning guest would. You receive a clear, written view covering:
- Earning potential by season — how demand typically moves through Noosa's holiday periods, events and quieter months, and what that means for your property
- Presentation and styling — what to keep, what to refresh and the small changes that make a home photograph and feel better
- Pricing strategy — how nightly rates, minimum stays and availability can be set to suit the property and your own plans
- Council short-stay approval check — Belmont checks the property's Noosa Council short-stay approval and planning rights before recommending anything
- Your commission rate — confirmed in writing, based on the property
Why the council check matters
In Noosa Shire, short-term letting depends on the property's town planning rights and an approval under Council's short-stay local law. Not every property qualifies, so we never assume one does. We check each property's position as part of every appraisal, so you have the facts before making any decisions.
The four-step process
From first conversation to settled routine, the path is straightforward.
- 1. Initial conversation — we talk about the property, how you use it and what you would like from it
- 2. Property assessment — we visit, review presentation and pricing, and check council approval and planning rights
- 3. Launch and onboarding — a free deep clean, new professional photography at Belmont's cost, and your listing prepared and published
- 4. Ongoing management — the same in-house cleaners each turnover, pre-arrival inspections, inspection reports after checkout, monthly maintenance visits and payouts on the 1st and 15th
Who it's for
The appraisal suits owners considering short-term letting for the first time, owners currently managing their own listing, and owners thinking about changing managers. Belmont keeps a deliberately small portfolio of Noosa apartments and luxury homes, so we will tell you honestly whether we think your property is a good fit.
There is no cost and no obligation. If you decide to go ahead, we prepare the paperwork; if not, you keep the appraisal.
