Switching Holiday Rental Managers in Noosa

Changing managers can feel like more trouble than it is worth, particularly with future bookings on the calendar. In practice, a well-planned handover is orderly and largely invisible to guests. This is how it works with Belmont Noosa.

1. Review your current agreement

Start with the agreement you signed with your current manager. Look for the notice period, how notice must be given, and anything it says about future bookings, listing accounts, keys and owner funds held in trust.

If you are unsure what it means, send it to us and we will walk through the practical timing with you. We won't contact your current manager without your instruction.

2. Belmont prepares your Form 6 appointment

In Queensland, a property owner appoints a real estate agent to manage their property using a Form 6 appointment. Belmont Noosa Pty Ltd holds individual and corporate real estate licences, and we prepare the Form 6 for you, setting out the services, the commission and the start date.

Alongside it we prepare a written handover plan, so you know exactly what happens, in what order and when.

3. Council approval check

As part of the switch, we check the property's Noosa Council short-stay approval and planning rights, and confirm the details are current. It is a good opportunity to make sure everything is in order.

4. Inspection and free deep clean

Before we take over, we inspect the property thoroughly and note anything that needs attention. We then carry out a free deep clean, giving your home a fresh starting point and giving our in-house cleaners a clear standard to maintain at every turnover.

5. New professional photography

Photography does much of the work in attracting the right guests. Belmont arranges new professional photography at our cost, after the deep clean and any styling recommendations, so your listing shows the property as it is now.

6. Listing and calendar handover

We coordinate the listing and calendar handover so availability is never left unmanaged. Existing future bookings are honoured: guests who have already booked keep their stay, and we welcome them as our own.

We confirm the booking details for each future stay, so arrival instructions, access and cleaning are all arranged before the guest arrives.

7. Ongoing management

Once the handover is complete, the routine is simple:

  • The same in-house cleaners at each turnover, with linen, amenities and custom Belmont toiletries covered by the guest-paid cleaning fee
  • Pre-arrival inspections and an inspection report after each checkout
  • Monthly maintenance visits
  • Guest concierge for restaurants, experiences and gifts
  • Rental income held in trust, with statements and payouts on the 1st and 15th
  • One simple management fee, charged only on completed stays
  • Owner stays any time that doesn't overlap a guest booking

Timing your switch before peak season

Noosa's busiest periods — the summer holidays, Easter and the September school holidays — are the worst time to be mid-handover. Allowing for your notice period, onboarding and photography, it makes sense to start the conversation well before peak season so the property is settled and presenting well when demand is highest.

A free rental appraisal is the easiest first step. We look at the property, check its approval, explain the timing and confirm your commission in writing, with no obligation.
